Fuqua submits third plan for retail complex along Glenwood Avenue (Update)

Veteran Atlanta developer Jeff Fuqua has not been successful in his efforts to develop a mammoth retail center along the Atlanta Beltline near Glenwood Park. Fuqua Development has twice submitted - and twice been rejected by neighborhood residents and city planners - proposals for the former concrete facility on Glenwood Avenue.

Last week, Fuqua and company tried again and submitted revised plans to the city. In response, neighborhood residents are urging city planners to tell the developer to start over.

What sets this plan apart from its unsuccessful predecessors? Judging by a review of the site plan, Fuqua Development has opted to shrink the large anchor store proposed for site from 155,000 square feet to 143,556 square feet. UPDATE, 4/3/13, 10:34 a.m. Contrary to what I posted earlier, the Atlanta Beltline bike trail remains a part of the firm’s proposal.

In a March letter to Office of Planning Director Charletta Wilson-Jacks, Fuqua Vice President Heather Correa asks that the project be exempted from landscaping requirements along a required extension of Kalb Street in the northwest corner of the 10-acre property.

NPU-W wants planners to tell Fuqua to restart the permit application process. In their letter to Jacks, NPU-W Chairman Ed Gilgor says the city can either issue a permit, issue a permit provided the developer meet certain conditions, or deny the application.

“Therefore, NPU-W requests that the City immediately confirm that it will summarily inform the applicant that it must submit a complete new application, and not submit the second revised version of an application first submitted in September of last year,” the letter says.
